Job Title: Real Estate Transaction Manager

Role Overview
To manage the delivery of the estate management strategy and service in respect of Bupa’s Global & UK property portfolio. Support the operation of the UK business, working closely with other members of the Bupa Global & UK Property team where appropriate and with key senior stakeholders in the BGUK business.
To identify, assess and implement opportunities to enhance the operational property portfolio in line with business requirements.
Managing multiple real estate transactions across all BGIUK business units, ensuring they are executed smoothly and efficiently and within Bupa’s Enterprise Policy governance.
What you’ll do:
- · Develop, maintain strong commercial relationships with and manage the performance of externally appointed agents and property advisers, to provide specialist market insights which ensure successful completion and achievement of objectives across the BGUK Estate.
- · Deliver strategic advice and long-term plans which align to key business unit drivers to senior stakeholders on the existing property portfolio and ensure competitive opportunities are secured within the current market.
- · To ensure the proactive management of the UK property portfolio is aligned to business strategy; undertake regular updates to ensure delivery of the agreed strategy, including particular focus on risk and opportunity created by key lease events, such as lease expiry and break options and delivery of operational savings via business rates appeals and dilapidation savings.
- · Assist with determining client needs and communicate project parameters.
- · Coordinate negotiations and management of transactions.
- · Coordinate legal review of all leased/owned documents.
- · Negotiating heads of terms in line with Bupa’s standard terms.
- · Ensure accuracy of financial data and reporting.
- · Provide cost comparison and Go/No Go recommendations on site selection to internal clients.
What you’ll bring:
- · Min 2 years’ experience in managing a volume of transactions
- · Formal property qualifications including membership of the Royal Institution of Chartered Surveyors is preferred but not required.
- · Experienced professional with an in-depth knowledge of general property matters, providing technical leadership and guidance.
- · Expert knowledge and understanding of Corporate Real Estate and Asset Management.
- · Managing and strategically advising corporate occupiers on large diverse property portfolios.
- · Preparing and managing budgets.
- · People management and leadership.
- · Awareness of self and others to be able to lead a small to medium team across project activity.
- · Subject matter expert in negotiation, financial and property legal matters.
- · Highly results driven with an insistent focus on quality and delivery.
- · Excellent communication skills to engage, positively influence and motivate others.
- · Demonstration of the highest level of integrity and the ability to achieve successful customer outcomes.
- · Cross team collaboration within the BG UK portfolio.
- · Solid business acumen and commercial awareness.
